TENANT BUILDING IN CHIBA

ARCHITECTURAL CONCEPT DESIGN

Situated in a suburban neighborhood of Chiba Prefecture, the client seeks to explore the development potential of an vacant land by complying local planning regulation and building codes.

This is a tenant building to which each floor is intended to lease out for tenants of different usage. (Cafe at ground level; Workshop at first level and Private 1LDK unit at the second floor). Both upper floors are accessible through a dedicated staircase segregated from the ground level.

Timber construction is considered as the cheaper and readily available option. By designing the structure in a double column sandwiching the primary beam, this technique allows easier construction and connection to the curving roof while minimizing unnecessary off site pre-fabrications.

The curving roof is a result of the statutory controls, in order to maintain necessarily adequate solar access for each floors, the building adapt a shorter roof to form parts of first floor ceiling and longer roof provide sheltering at ground level and window opening for second floor. 

千葉県にある空き地にてテナントビルを建てる予定のコンセプトデザインの依頼です。直北側斜線制限と道路斜線制限もあるため、建築ボリュウームもそれに総じて変わるのが特徴的です。一階は道路に向けいているのでストリートフロントを最大限を利用し、カフェ・飲食店を設置するのが一番よいでしょう。

 

二階はワークショップや塾に使われるスペースとなっていますが、間取はもちろん小さく分分けてるのも可能です。なお建物の階段から上がれるのでテナント同士での交差はないでしょう。それに加えて3階は1LDKの居住スペースとなり、建物の形状によって個性的な部屋となっています。
